Casa del Conte is in Mondello, the beachtown only 7 kilometres from the centre of Palermo city. Mondello was originally the centre of a small fishing village, once a marsh territory which was drained in the 20th century to create an elegant settlement upon the sea. With the passing of time and history, the village has expanded further into the local area, but here in the historical centre of the city you’ll find a magnificent example of the “liberty” style.

The villa is the result of a very successful and attentive refurbishment of one of the jewels of the ‘liberty’ epoch, maintaining the building’s original layout and details, such as the gorgeous mosaic window, the intricate cast-iron stair railing, and the tiled flooring.
Across two floors, the villa comprises of a spacious and elegantly designed living room on the first floor, alongside a comfortable dining room with large windows leading to a well-equipped kitchen and two ensuite bedrooms. There’s also a spacious and furnished terrace looking out on the garden, perfect for hosting friends or relaxing outside in the shade or sunshine.
On the top floor, you’ll find a luxurious suite with a private bathroom and its own terrace, with views of the beach – so close, you feel as if you could touch it.
There are two more ensuite bedrooms – one on the garden level, and the other on the first floor, accessible by a small stairway.
The large and verdant garden faces out on the sea: it’s a beautiful grass lawn with a swimming pool and solarium area.
At the end of the garden, a small gate leads down a pedestrianised street. From here, it’s an easy walk to the beach and its many lidos with sun umbrellas, loungers, and bar/restaurant service.

We like

Spending the holidays in a historically accurate and beautiful villa, where you’re always guaranteed comfort and privacy.
Walking to the beach.
Enjoying a relaxing base, which is also super close to the most interesting sights in Palermo.
Tasting Mondello’s local cuisine.

We think

The villa is perfect for both friends and family, even those with small children (who will doubtless love the long sandy beach at just a few metres away).

Things to do

Some things not to miss in you are staying at the Casa del Conte:

  • Mondello’s most striking and characteristic buildings are the Liberty or Art Nouveau villas built by the wealthy and aristocratic Palermitani of the early 20th century.
  • Monte Pellegrino, overlooking the bay of Mondello, was considered to be the most beautiful promontory in the world by the poet Goethe.
  • The Sanctuary of Saint Rosalia, Palermo’s much-venerated patron saint. (Monte Pellegrino)
  • The Parco della Favorita, onetime hunting reserve of the Bourbon royal family, The park includes a Chinese-style Casina. Also bordering the park is the Villa Niscemi (whose owners also donated land to the King), evocatively described in
